Working With Buyer Agents:
Commissions for both buyer and listing agents has definitely been in the news lately. With all of the recent changes in the real estate industry, there is a lot to go over with regards to what the different options are. As part of our initial consultation, we will spend time together going over these different options and what would be in your best interest. It is always my recommendation to be open to working with any buyer agents because it opens up the market for your home to more buyers. With any offer that is submitted regarding your home, I will review the offer, create a net sheet, and explain all of the different options for you. Full Service. Flat Fee.
Typical Closing Costs to Keep in Mind:
- Title Company Escrow Fees: $400 – $800
- Processing Fees: $500-$1000
- Document Preparation/Filing Fee: $100-$350
- Title Insurance: Depends on sales price. Set by the Texas Department of Insurance
- Property Taxes: Prorated to the closing date. Included in net sheet.
- HOA Transfer Fees: If applicable. Estimates are provided.
- Texas Guaranty Owners Policy Fee: $2
- Electronic Filing Fees: up to $75
- Recording Fees: up to $100
- Tax Certificate Fees: up to $100
What You Can Expect When Listing with Me:
- In-Home Consultation:
- The first thing to do is to set up a comprehensive in-home consultation to understand your goals, evaluate your property, and craft a tailored listing strategy. You will get the benefit of my 20+ years of real estate experience put to work for you. I will have a detailed marketing plan custom tailored to helping sell your home.
- Custom Professional Digital Marketing:
- I do a full marketing campaign for your home. It includes enhanced digital photography, drone photography, interior floorplans, 3d virtual tours, marketing videos, and video walkthroughs of your home. It typically takes 1-4 hours to complete all of these tasks at your home prior to sending the data off for editing. Photography, floorplans, and 3d tours are edited with 24-48 hours so that we can get your home on the market. Videos can take up to a week depending upon the amount of video that needs to be edited.
- Listing Period:
- My listing period is for 6 months. Additional time can be added on, if needed. Listings are syndicated on all major platforms including Zillow, Realtor.com, Homes.com, Trulia, and many others.
- Active and Constant Communication:
- You can expect to have communication with me throughout this process. I’m available by email and my cell to all of my clients. If you have questions, I’m here to answer them. If you need feedback, I’m here to get it for you. This is service that should be expected from your broker. Your should not have to go from the time the sign is put in the yard to the time of closing without talking to your broker.
- Showing Services:
- You will have the benefit of a showing service to help handle all of your showings and scheduling. You can set it up to get phone calls, emails, texts, or all three. The objective is to make it easy for you to manage your schedule.
- Offers and Negotiations:
- With 20+ years of experience in this industry, I excel in negotiations. When offers come in, we’ll review them together, strategize responses, and manage counteroffers. You will get a net sheet that itemizes everything that is included in your offer, and I can offer guidance on the likelihood of each offer closing. From acceptance to closing, we’ll guide you through every step, including inspections, appraisals, and final closing.
- Inspection and Appraisal Guidance:
- Inspections are crucial, and my expertise will help you navigate this phase smoothly. We’ll discuss inspection results, address repair requests, and offer solutions based on my vast experience. Whatever challenges arise, I will help equip you to handle them efficiently and to your benefit.
- Closing Day:
- As you approach closing, we ensure all paperwork is accurate and finalize the process with minimal surprises. With our expert guidance, your closing will be smooth and straightforward.
